A Full Inspection Includes:
As a member of the National Association Of Certified Inspectors (NAHCI), I adhere to NACHI's Standards of Practice. This means I will attempt to inspect all of the following (when accessible, these are national and international standards and some of the areas do not apply often or ever here in Guam. ie-heating/furnace or basements):
- Roof, vents, flashings, and trim,
- Gutters and downspouts,
- Skylight, chimney and other roof penetrations,
- Decks, stoops, stairs, porches, patios, walkways, and railings,
- Eaves, soffit and fascia,
- Grading and drainage,
- Basement, foundation and crawlspace, (not many of these in Guam!)
- Water penetration and foundation movement,
- Doors, windows
- Cooling systems, heating systems,
- Main water shut off valves,
- Water heating system,
- Interior plumbing fixtures and faucets,
- Drainage sump pumps with accessible floats,
- Electrical service line and meter box,
- Main disconnect and service amperage,
- Electrical panels, breakers and fuses,
- Grounding and bonding,
- Outlets, switches, lights, GFCIs and AFCIs,
- Fireplace damper door and hearth,
- Insulation and ventilation,
- Garages, garage doors, carports, safety sensors, and openers,
- And much more...
